Location & General Information

The Hillman Family Farm is located just north and west of Groveland, Illinois in Sections 21, 22, 27 and 28 of Groveland Township, Tazewell County, Illinois. The farm is further described as being located east of Pekin, Illinois, south of East Peoria, Illinois and west of Morton, Illinois and lying along the south side of Hwy. 98.

Method & Terms

The land auction will be held on Saturday, February 4th at 6:00 P.M. The auction will take place at the Morton, Illinois Best Western Conference Center located along Interstate 74.
The Farm will sell in 6 individual Tracts. All Tracts are currently being surveyed. Tracts 1-5 are unimproved vacant land. Tract 6 is the Hillman farmstead which is improved with a well built older ranch style brick home with attached garage. This parcel also has several outstanding barns, buildings and shop. This Tract has a pond and approximately 23 acres included with it, which makes this small farm perfect for someone interested in having a few horses or possibly cattle.
Tracts 1-5 will sell on a price per acre basis, based on the results of a professional survey which will be completed prior to the auction. Tracts 1-5 will be auctioned through the method of "Buyers Choice", whereas the high bidder can elect any Tract or all Tracts for their high bid. If the high bidder does not chose to elect all Tracts, the remaining Tracts will then be offered "Buyers Choice." After Tracts 1-5 have been sold we will then sell Tract 6. Tract 6 will be sold for a "Lump Sum" or total dollar amount, and NOT on a price per acre basis.
Ten percent (10%) down payment due sale day upon signing of the purchase agreement. The balance due within 30 days for Tracts 1-5 (on or before Monday, March 5, 2012). The balance for Tract 6 will be due at closing which will be on or before Monday, May 7, 2012 (possibly sooner.) Title insurance in the full amount of the purchase price will be provided. The 2011 real estate taxes which are due and payable in 2012 will be paid by the seller. The 2012 real estate taxes which are due and payable in 2013 will be the responsibility of the new buyer(s). Full possession will be given at the time of closing on Tracts 1-5. Possession and closing for Tract 6 will "possibly" be extended to Monday, May 7, 2012. This will allow Mr. Hillman a little extra time to move. There are no farm tenancies, hunting leases or any other types of restrictions on any of these Tracts.
