Due to the huge turnout at Sunday Afternoons open house we have decided to schedule a second open house. This "Second Look" open house will be held on auction day, February 4, 2012 from 12:00 Noon - 2:00 P.M.

There is approximately 13.42 acres of this tillable land currently enrolled in CRP. The CRP rate is $90 per acre X 13.42 acres for an annual payment of $1,206.00. This contract expires 9/30/2013. Tract 1 Cell Phone Tower Info. Balance of 25 year lease agreement to be transferred to the new buyer of Tract 1. Monthly payment is $728 for annual payment of approximately $8,736.00 in addition the cell phone tower company Prime Company Personal Communication reimburses the owner of the land for the real estate taxes at the cell tower site (1 acre).
Additional information for Tract 6 which is the home and out buildings. The home and other tracts are located in the Pekin, Illinois school district. Rural public water is available to the home but not hooked up. The home has three wells. Well number 1 services the home and the other two wells are used for the cattle operation in the barns and lots. The Tazewell County health department has tested the septic system. We do not anticipate that the septic system will pass. If the septic system is found to be not up to code, moneys from the auction proceeds will be escrowed to fund a new septic system at the sellers expense. The all brick ranch home was built in 1953. Although the home needs to be completely remodeled it appears to be in excellent structural condition. The walls and floors are straight. The basement is dry and the foundation looks very good.
