Method & Terms

The farm will sell in two individual tracts. Both tracts will sell on a price per acre basis. The acreages in this advertisement are estimated. A professional survey will be completed prior to the auction with the surveyed acres being used to calculate the final sale price. The tracts will be auctioned through the method of "Buyers Choice", whereas the high bidder can elect either Tract 1 or Tract 2 or both Tracts for their high bid. If the high bidder does not chose to elect both Tracts the remaining Tract will be sold.
Ten (10%) percent of the bid price to be paid on the day of sale, with the balance to be due at the time of closing. Closing will be on or before Tuesday, February 28, 2012. The 2011 real estate taxes which are due and payable in 2012 will be paid by the seller. The 2012 taxes will be the responsibility of the new buyer(s). Title insurance in the full amount of the purchase price will be provided. Possession will be given at the time of closing subject only to a farm tenancy on the tillable acres for the upcoming 2012 crop season.
