Method and Terms
The Grifhorst farms will be sold on a price per acre basis based on the acreages determined by a survey which will be completed prior to the auction. Tracts 1, 2 & 3 will be sold first through the marketing method of "Buyer's Choice" whereas the high bidder can purchase Tract 1, Tract 2, Tract 3 or any combination of Tracts 1, 2 & 3 for their high bid. Bidding will continue until all three tracts have been sold. Tracts 4 & 5 will be sold next, also through the marketing method of "Buyer's Choice," whereas the high bidder can purchase Tract 4, Tract 5 or both Tracts 4 & 5 for their high bid. Bidding will continue until both tracts have been sold.
Ten percent (10%) of the bid price to be paid on the day of sale with the balance due at closing, which will be on or before March 2, 2012. Possession will be given at the time of closing upon delivery of a merchantable abstract and deed. The real estate taxes will be prorated to the date of possession on the basis of the last available tax statement. All prior real estate taxes will be the responsibility of the sellers. All subsequent real estate taxes will be the responsibility of the buyer(s). Immediately following the auction, the successful buyer(s) shall enter into a written agreement with the seller.
