Location and General Information
The Murphy Farm is located in southern Bond County, Illinois in the northwest quarter of Section 1 of Mills Township. Further described as lying approximately 2 1/2 miles south of interstate 70, just south of Greenville, Illinois. From Greenville, Illinois go south of Interstate 70 on Highway 27 approximately 2 1/2 miles. After passing the Greenville Airport immediately turn west on Hookdale Ave. and go approximately 1/2 mile to the farm which lies on the north side of Hookdale Ave.
The farm will be sold in two individual Tracts. Both Tracts are currently being surveyed and the final surveyed acres will be used to calculate the final settlement price.
Both tracts are nearly 100% tillable and contain productive soils. Both Tracts have excellent access. Tract 1 by Buchmiller Rd. on the entire west side and Tract 2 by Buchmiller Rd. along the entire west side and additional access by Hookdale Ave. on the entire south side. Method and Terms
The farm will sell in two individual Tracts. Both Tracts will sell on a price per acre basis. The acreages in this advertisement are estimated. A professional survey will be completed prior to the auction with the surveyed acres being used to calculate the final sale price. The Tracts will be auctioned through the method of "Buyers Choice", whereas the high bidder can elect either Tract 1 or Tract 2 or both Tracts for their high bid. If the high bidder does not chose to elect both Tracts the remaining Tract will be sold.
Ten (10%) percent of the bid price to be paid on the day of sale, with the balance to be due at the time of closing. Closing will be on or before Monday, March 5, 2012. The 2011 real estate taxes which are due and payable in 2012 will be paid by the seller. The 2012 taxes will be the responsibility of the new buyer(s). Title insurance in the full amount of the purchase price will be provided. Full possession will be given at the time of closing. Both Tracts sell free and clear of any farm tenancy for the upcoming 2012 crop year.
