Method and Terms
The entire property has recently been surveyed. Bidding will be on a per acre basis on all 13 tracts.
All 13 tracts will be auctioned through the marketing method of "Buyer's Choice" under which the high bidder can purchase any tract(s) for their high bid (in any order). "Buyer's Choice" auctioning will continue until all 13 tracts have been purchased. Bidders will NOT be able to place bids on the entire property based on the cumulative sum the individual tracts achieve.
Ten percent (10%) of the bid price to be paid on the day of sale. The balance of the purchase price will be due at time of closing. Closing will be on or before March 16, 2012. Full possession on all tracts will be granted at the time of closing.
The 2011 real estate taxes payable in 2012 will be paid by the seller. The 2012 and subsequent real estate taxes will be the responsibility of the buyer(s). The tracts will be sold subject to all covenants, restrictions, roads, highways, and easements of record, including the reservation by deed of an easement for existing electric lines. Title Insurance will be provided.
The buyer(s) will assume responsibility for existing CRP contracts (Tracts 6, 9 and 10), and the 2012 CRP payments will be prorated to the date of possession.
