LOCATION & GENERAL INFORMATION
The Dykema Farm is located just east of Dallas City, IL along both sides of Hwy. 96 in Section 31 of Lomax Township, Henderson County, IL.
Tracts 1, 2 & 3 lie on the south side of Hwy. 96 and Tract 4 lies on the north side of the highway.

TRACT INFORMATION
TRACT 1 - 41 ACRES (Subject to Survey)
- This tract is 100% timber.
- This is a beautiful small hunting/recreational property with Mississippi Bluff Views and numerous possible new home sites.
- Access on the north by Hwy. 96.

TRACT 2 - 39 ACRES (Subject to Survey)
- This tract is also nearly 100% timber.
- This tract has a pond located near the center of the property. The pond area is accessed by a mowed timber trail which begins at the highway and extends southeast past the family camping area. Please Note: The Dykema's have installed electric service and maintain the property beautifully. The RV camper and the portable toilet located on this tract are not included with this tract but will be offered privately to the purchaser of this tract. Contact the auction company for details.

TRACT 3 - 40 ACRES (Subject to Survey)
- This tract has approximately 22 acres of tillable land. The tillable acres are currently enrolled in a CRP contract. This contract will expire in 2016. This tract has a yearly CRP payment of $2,270.00. For details on this CRP contract, contact the auction company. The balance acres of this tract are wooded.
- Access to this tract is from the east by County Road 400E. Please note: Although 400E has never been closed, it is unmaintained and periodically is inpassable. To access this tract from Hwy. 96 east of the farm, turn south on County Blacktop 500E, go approximately 1 1/2 miles to the Hancock County line. Turn west on County Road 000N and go approximately 1 mile. Turn north on County Road 400E and go approximately 3/4 mile to the farm. (Please note: Also watch for presale directional signs to this tract from Dallas City, IL).

TRACT 4 - 30 ACRES (Subject to Survey)
- This tract lies on the northwest side of Hwy. 96 between Hwy. 96 & the railroad tracks.
- This entire tract has recently been enrolled in CRP. This contract will be in effect for 10 years and is due to expire in 2019. The CRP payment will be in the amount of $5,839.00 per year. For information concerning this CRP program, contact the auction co. as there are specific seedings and guidelines that will need to be followed by the purchaser of this tract. Investors need to take a look at this nearly all tillable tract with a very attractive payment!
- Although this tract is very open with only draws, it also offers excellent hunting.

METHOD AND TERMS
All tracts will sell on a price per acre basis based on the results of a professional land survey which is currently being performed. Tracts 1, 2 & 3 will be sold using the "Buyer's Choice" method. As stated, these tracts will sell on a price per acre basis, and the successful bidder will have their choice of which tract or tracts they wish to take for their high bid. If this high bidder does not take all three tracts, we will then sell the remaining tracts "Buyer's Choice" until all 3 tracts have been sold. Tract 4 will sell last also on a price per acre basis.
Ten percent 10% of the bid price to be paid on the day of sale, with the balance to be due on or before Saturday, March 13, 2010. Full possession on all tracts will be given at the time of closing. The 2009 real estate taxes will be paid by the seller with the 2010 and subsequent real estate taxes to be the responsibility of the new buyer(s). Title insurance in the full amount of the purchase price will be provided.
