Location: Sale to be held at the Route 67 Dining Company located along Hwy. 67 at the west edge of Rushville, IL

LOCATION & GENERAL INFORMATION
All 8 tracts belonging to the late Gilbert Sullivan are located in extreme western Fulton County, IL on the Fulton and Schuyler County border. From Astoria, IL take Hwy. 24 West or from Rushville, IL take Hwy. 24 East to the county line, then turn north on Sullivan Road. (All 8 tracts are located along Sullivan Road).
Take a look at these nice small tracts of land which all offer hunting/recreational as well as income producing tillable acres. In addition, all tracts have excellent access by way of County Road (Sullivan Road). All 8 tracts are currently being surveyed.

TRACT INFORMATION
TRACT 1 - 37 ACRES
- FSA figures indicate 21 NHEL tillable acres.
- The balance acres of this tract are wooded.
- Access on the west by Sullivan Road.

TRACT 2 - 41 ACRES
- FSA figures indicate approximately 18 NHEL tillable acres.
- The balance acres of this tract are wooded.
- Access on the east by Sullivan Road.

TRACT 3 - 40 ACRES
- FSA figures indicate approximately 30 NHEL tillable acres.
- The balance acres of this tract are wooded.

TRACT 6 - 42 ACRES

- Access on the west by Sullivan Road and additional access on the south by Hwy. 24.

TRACT 7 - 16 ACRES
- FSA figures indicate approximately 11 acres tillable.

- The balance acres of this tract are wooded.
- Access on the east by Sullivan Road.

METHOD AND TERMS
All tracts will sell on a price per acre basis based on the results of a professional land survey which is currently being performed. Tracts 1, 2, 3, 4 & 5 will be sold using the "Buyer's Choice" method. As stated, these tracts will sell on a price per acre basis, and the successful bidder will have their choice of which tract or tracts they wish to take for their high bid. If this high bidder does not take all five tracts, we will then sell the remaining tracts "Buyer's Choice" until all 5 tracts have been sold. After Tracts 1 through 5 have all been sold, we will then sell Tracts 6, 7 & 8 using the "Buyer's Choice" method once again.
Ten percent 10% of the bid price to be paid on the day of sale, with the balance to be due on or before Saturday, March 13, 2010. Full possession on all tracts will be given at the time of closing. There are no farm tenancies or hunting leases associated with any of the tracts. The 2009 real estate taxes will be paid by the seller with the 2010 and subsequent real estate taxes to be the responsibility of the new buyer(s). Title insurance in the full amount of the purchase price will be provided.
