The Fairway Hills Golf Course is located along Rt. 125 between Beardstown, Illinois and Virginia, Illinois. We will sell the property in (2) individual tracts. Real Estate sells first at 10:00 A.M. Tract 1 will be the clubhouse/ bar & restaurant. Tract 2 will be the balance acreage which is currently being used as the golf course. Real estate known locally as the Fairway Hills Golf Course/ Restaurant & Bar lies along the north side of Rt. 125 between Beardstown, IL and Virginia, IL. The property is located in the Northeast Quarter of Section 36 of Bluff Springs (S) Township, Cass County, IL. The property is currently being used as a golf course with a beautiful well maintained clubhouse. We will offer this property in 2 tracts. Both tracts will be offered individually and not combined. Tract 1 is the clubhouse/restaurant & bar. Features of this parcel include a well maintained 5,000+ sq. ft. restaurant with a very open floor plan. The building has a natural gas forced air furnace with central air conditioning. Two sets of mens and ladies restrooms with one set being handicapped accessible. Standard terms to include: ten percent (10%) down payment is due sale day upon signing of the purchase agreement; the balance is due at closing within 30 days. The closing will take place at the seller's attorney's office or at a mutually agreed upon location. Title insurance in the full amount of the purchase price will be provided. The 2011 real estate taxes which are due and payable in 2012 will be paid by the seller. In regards to the 2012 real estate taxes which are due and payable in 2013: Tract 1 real estate taxes will be prorated to the date of closing. Tract 2 real estate taxes will be paid by the buyer in full, as said buyer will have full possession of the tillable acres for the 2012 crop year.
