LOCATION & GENERAL INFORMATION
Land is located in the extreme northwest corner of Jefferson County, IA in the West Half of Section 6 of Polk Township. The Smith Farm lies west of the Pekin, IA Community School. Pekin, IA is located approximately 20 miles northwest of Fairfield, IA, or approximately 20 miles northeast of Ottumwa, IA. From Fairfield, IA exit off of Interstate 34 and take Hwy. 1 North to Hwy. 78. Go west on Hwy. 78 then south to the small town of Pekin, IA. The farm lies west of Pekin, IA in the west half of Section 6. (Watch for presale directional signs from Hwy. 78.)
FSA figures indicate approximately 97.5 acres of tillable crop land of which approximately 5.3 acres is enrolled in CRP. This contract is due to expire in 2013. See soil map located on back side of flyer as the Smith Farm has highly productive soils.

METHOD AND TERMS
The farm will sell on a price per acre basis, based on the above indicated acres. Ten percent (10%) of the bid price to be paid on the day of sale, with the balance due on or before Monday, March 15, 2010. Possession will be given at the time of closing subject only to a one year farm tenancy for the 2010 crop year. The 2009 real estate taxes will be paid by the seller with the 2010 and all subsequent real estate taxes to be the responsibility of the new buyer(s). Possession will be given at closing upon delivery of a Merchantible Abstract & Deed.
