METHOD AND TERMS
Tracts 1, 2, 4 & 5 will be sold on a price per acre basis, based on the above indicated acres. Tract 3 will be sold for a total dollar amount. Ten percent (10%) of the bid price to be paid on the day of sale with the balance due on or before March 22, 2010. Title insurance in the full amount of the purchase price will be provided by the seller. The 2009 real estate taxes, due and payable in 2010, will be paid by the seller with the 2010 and all subsequent real estate taxes to be the responsibility of the new buyer(s). Full possession will be given on all tracts at the time of closing. The farm sells free and clear of any farm tenancy. Immediately following the auction the successful buyers shall enter into a written contract with the seller.
