Land is located in Section 11, T69N-R14W of Cleveland West Township, Davis County, IA. From Drakesville, IA, go 2 miles east on 180th Street to Kelp Avenue or from Bloomfield, IA, go 21/2 miles north on Hwy. 63 to 180th Street, then west 2 miles to Kelp Avenue. Method and Terms of Sale
Tracts will be sold on a price per acre basis using the marketing method of "Buyer's Choice," whereas the high bidder can purchase Tract 1, Tract 2, Tract 3 or any combination of Tracts 1, 2 & 3 for their high bid. If the high bidder elects only one of the three tracts, the remaining tracts will then be sold. Auctioning will continue until all three tracts have been sold.
Ten percent (10%) of the final bid price to be paid on the day of the auction with the balance due at closing which will be on or before March 21, 2012 upon delivery of merchantable abstract and deed. Immediately following the auction, the successful buyers shall enter into a written agreement with the seller. The real estate taxes will be prorated to the date of closing on the basis of the last available tax statement and all prior taxes. Possession on all three tracts will be given at the time of closing.
