METHOD AND TERMS OF SALE
Farm will be sold on a price per acre basis times 20.748 deeded acres. The seller shall not be obligated to furnish a survey of this tract. Twenty percent (20%) of the final bid price to be paid on the day of the auction with the balance due at closing which will be on or before March 22, 2012 upon delivery of merchantable abstract and deed. Immediately following the auction, the successful buyer(s) shall enter into a written agreement with the sellers. Possession will be given at the time of closing. The real estate taxes will be prorated to date of closing on the basis of the last available tax statement and all prior taxes.
