General Information & Terms
The Bob & Ann Miller property is located approximately 2 miles west of Camp Point, IL along the south side of Hwy. 24 in the Southeast Quarter of Section 29 and the Northeast Quarter of Section 32 in Camp Point Township, Adams County, IL. Mark your calendars today and make plans to attend one of our scheduled open houses. As stated above, all 3 tracts including the beautiful custom built home will sell at "No Reserve" public auction. Any parties that have looked at this property in the past already knows how impressive it is and Sullivan Auctioneers, LLC will sell these 3 individual tracts regardless of price! Tract 1 will include approximately 27 acres (subject to survey). This tract consists of the 3,200+ sq. ft. custom built home and all outbuildings which lie just south of the home. This tract will also include a large portion of the stocked lake (approximately 1,400 ft. of shoreline). To list all of the features of this home would be impossible; therefore we strongly encourage potential buyers to make plans to view the home. In brief, the home has just over 3,200 sq. ft. All rooms in the home have beautiful lake views. The Millers spared no cost when building this all custom home. The property has city water and approximately 3,000 sq. ft. of cedar wrap around deck and stone patios. The home has a very open floor plan which centers around a large real stone fireplace. There are 2 horse barns which include horse stalls and tack rooms. There are also several paddocks, pens, as well as a 200' x 100' outdoor arena. Tract 3 will inlcude approximately 60 acres (subject to survey). This tract lies south of the home tract and includes the south lake that is not visible from Hwy. 24. This lake is also stocked with fish and would be an excellent location for a home or cabin. The balance acres of this tract are wooded as well as some open tillable area. Access to this tract will be by County Road 1850N. Watch for signs from Hwy. 24 east of the Miller property. From Hwy. 24 go south on County Road 2100E 1 mile. Then go west approximately 1/2 mile on County Road 1850N to Tract 3 which lies on the north side of the road.
Method & Terms
As stated above, all 3 properties will sell individually. If a potential buyer wants more than one tract, he or she will need to purchase any of the additional tracts individually. Also as stated, all 3 tracts will sell at "No Reserve"; therefore, we encourage potential bidders to get their financing in order. All acreages in this advertisement are estimated. Any surveys needed will be performed at the seller's expense after the auction and at the seller's attorney's discretion. Tract 1 which includes the home and all outbuildings will sell for a total dollar amount. Tracts 2 & 3 which are unimproved land will sell on a price per acre basis. Ten percent (10%) of the bid price to be paid on the day of sale with the balance due at closing. The closing date for Tract 1 will be Monday, April 26th. This closing date which is approximately 60 days after the auction date will allow the Millers enough time to move out of the home and conduct a personal property auction for the items they will not move. Tracts 2 & 3 will have a closing date of Tuesday, April 6, 2010. Full possession will be given at the time of closing on all 3 tracts.
Immediately following the auction, the successful buyer(s) shall enter into a written agreement with the seller. Said agreement, containing the terms and conditions of sale, may be inspected prior to the auction.
