METHOD AND TERMS
The farm will be sold on a price per acre basis based on the above indicated acres (subject to final survey on Tract 1). 10% of the bid price to be paid on the day of the sale with the balance due within 30 days, which will be on or before June 27, 2008.
Possession will be granted at the time of closing subject to the tenant's rights for only the '08 crop season. Title Insurance will be issued in the full amount of the purchase price. The 2008 and all subsequent real estate taxes will be the responsibility of the new buyer. The farm sells subject to any and all easements of record.
