LOCATION
Tract 1 is located 1 mile north of Emden, MO on Blacktop Route JJ and is briefly described as being in Section 24 T58N-R9W, North River Township, Shelby County, MO. Tracts 2 & 3 are located 3 miles north of Shelbyville, MO on Hwy. 15 to Route P then left or west 4 miles, then left or south 1/4 mile (watch for presale directional signs). Tracts 2 & 3 are briefly descibed as being in Section 11, T58N-R11W, Black Creek Township, Shelby County, MO.
TRACT INFORMATION
Tract 1 - 80 Acres
- FSA figures indicate 40.14 acres of tillable farmland.
- There are currently 34.3 acres enrolled in the CRP program at a rate of $69.67 per acre for one more year (expires 9-30-11).
- Soil types: Armstrong, Mexico, Gara, Blackoar & Leonard.
- The balance of the farm is in timber and draws making for exceptional hunting/recreation. There is also a pond on this tract.
- Improvements include an exceptionally well built steel building with living quarters, bedroom, kitchen area, restrooms, etc. Electricity and rural public water is hooked up at the building.
- Access along the entire west side by Blacktop Route JJ.
Tract 2 - 40 Acres
- FSA figures indicate approximately 31.08 acres of tillable farmland which is all enrolled in the CRP program at a rate of $83.02 through the year 2017.
- Soil types: Leonard, Mexico & Keswick.
- The balance of the farm is in timber and wooded draws.
- Access along the entire west and south sides by all weather gravel roads.
Tract 3 - 80 Acres
- FSA figures indicate approximately 34.94 acres of tillable farmland with 30.92 acres of that being enrolled in the CRP program at a rate of $83.02 per acre through the year 2017. (There is 4.02 acres of NHEL that is not in CRP, this small field is located at the extreme northwest corner).
- Soil types: Piopolis, Blackoar, Keswick, Armstrong and a small portion of Mexico and Calwoods.
- The balance of the farm is in large mature standing timber. This tract offers superb whitetail deer and wild turkey hunting!
- Access along the entire north side and 1/2 of the east side by all weather gravel roads.
METHOD AND TERMS
All 3 tracts will sell on a price per acre basis. Tract 1 will sell first and then Tracts 2 & 3 will be offered by the marketing method of "Buyer's Choice". Ten (10%) percent of the bid price to be paid on the day of sale with the balance due in 30 days on or before August 30, 2010. The 2010 real estate taxes will be paid by the sellers as they are receiving the 2010 CRP payments. Title insurance in the full amount of the purchase price will be provided. Possession will be given at the time of closing with full hunting rights, etc. (There are no tenants on any of the tracts).
