GENERAL INFORMATION
This beautiful 1,260 acres of Wayne and Lucas County, IA farmland is generally located approximately 9 miles south of Chariton, IA or 8 miles north of Corydon, IA (land lies along or in close proximity to Hwy. 14). Tracts consist of beautiful homes which are well landscaped and improved with barns & shops (some of which are used as businesses such as cabinet making, harness shop, vegetable, etc.). The land consists of productive farmland, improved pasture, hay ground and wooded timber areas making for ideal hunting/recreation.

METHOD AND TERMS
Please refer to attached aerial photos for tract numbers and method of sale for each seller. 20% of the bid price to be paid on day of sale with the balance due in 45 days. Possession will be given at the time of closing on all tracts of land, additional 45 day extension for possession on homes and shops, allowing each respective seller to have ample time to conduct personal property auctions, as well as moving their chattel. Some of the sellers may elect to do 1031 land exchange, there will be language in the contracts allowing this and provisions in the contract for buyers to do so also. A survey will be completed prior to closing on the majority of the tracts. Said survey will constitute the final settlement price.

Interested parties are welcome to view any of the tracts at their convenience. Please be respectful of the families and no showings on Sundays.
