METHOD AND TERMS OF SALE
The acres advertised on this auction flyer are estimated. A survey will be completed prior to sale day. Tract #1 will be sold on a price per acre basis. Tract #2 will be sold lump sum sale price. These tracts will be sold individually and will not be combined. Twenty percent (20%) of the final bid price to be paid on the day of the auction with the balance due at closing which will be on or before September 15, 2011 upon delivery of merchantable abstract and deed. Immediately following the auction, the successful buyers shall enter into a written agreement with the seller. Landlord's possession of Tract #1 and Tract #2 will be given at the time of closing with full possession to be given upon the successful completion of the harvest of the 2011 crops. The real estate taxes will be prorated to the date of closing on the basis of the last available tax statement and all prior taxes.
