METHOD & TERMS: Bidding will be on a per acre basis on all 6 tracts. The acreages in this advertisement are estimated. A survey will be completed prior to the sale with the surveyed acres being used to calculate the final sale price.
All 6 tracts will be offered through the marketing method of "Buyer's Choice" whereas the high bidder can purchase (in any order) any or all of the tracts for their high bid. "Buyer's Choice" will continue until all tracts have been purchased.
Ten percent (10%) of the bid price to be paid on the day of sale, with the balance to be due on or before September 19, 2011. Possession will be given at the time of closing subject only to the current tenant for the '11 crop year. Title Insurance in the full amount of the purchase price will be provided. The 2011 real estate taxes will be paid by the seller.
