LOCATION AND GENERAL INFORMATION
Land is located approximately 6 miles northeast of Hamilton, IL in Sections 1 & 2 of Montebello Township (Approximately 8 miles northwest of Carthage, IL). From Hamilton, IL, go east on Hwy. 136 approximately 3 miles to 1200E then north approximately 4 miles (be watching for presale directional signs which have been posted).
Land represents productive tillable farmland with FSA figures indicating 120.3 acres tillable. The predominant soil types include Ipava, Virden, Cowden, Herrick and Tama.

METHOD AND TERMS
All three tracts will be sold on a per acre basis. The acreages indicated in this advertisement on Tracts 2 & 3 are estimated. Tracts 2 & 3 will be surveyed prior to the sale with the surveyed acres being used to calculate the final sale price. All three tracts will be sold "Buyer's Choice" with the high bidder having the opportunity to purchase any tract or combination of tracts for their high bid.
Ten (10%) percent of the bid price to be paid on the day of sale with the balance due at closing. Closing will be on or before September 20, 2010. The 2010 real estate taxes will be paid by the seller. Title insurance in the full amount of the purchase price will be provided. Possession will be given at the time of closing subject to the rights of the current farm tenant for the 2010 crop year. The landlord and tenant will retain their portion of this years crop.
