LOCATION AND GENERAL INFORMATION
Land is located in Section 5 of Wythe Township, Hancock County, IL. From Hamilton, IL, go south on Hwy. 96 approximately 1 mile (Be watching for auction signs along Hwy. 96). Both tracts represent productive tillable farmland with Clarksdale, Virden and Cowden soils.

TRACT INFORMATION

TRACT 1 - 123 ACRES (SUBJECT TO FINAL SURVEY)
- FSA figures should indicate 110 acres of cropland
- Clarksdale and Cowden soils
- Public access along the entire north side by Rd. 1200N
- Excellent producing tillable tract!

TRACT 2 - 12 ACRES (SUBJECT TO FINAL SURVEY)
- FSA figures should indicate 11.97 acres of cropland
- Clarksdale and Virden soils
- Public access along the entire west side by Hwy. 96
- Smaller tract with an excellent location and access!

METHOD & TERMS
Bidding will be on a price per acre basis on both tracts. The acreages in this advertisement are estimated. The final settlement acres will be determined by a survey which is currently being completed.
Both tracts will be sold through the marketing method of "Buyer's Choice" whereas the high bidder can purchase Tract 1, Tract 2 or both Tracts 1 & 2 for their high bid. If the high bidder elects only one of the two tracts, the remaining tract will then be sold.
Ten percent (10%) of the bid price to be paid on the day of sale, with the balance to be due on or before September 19, 2011.
Possession will be given at the time of closing subject to a farm tenancy for the 2011 crop year.
The 2011 real estate taxes will be paid by the seller. Title Insurance in the full amount of the purchase price will be provided.
