METHOD & TERMS OF SALE
Tracts #1 and #2 will be sold on a price per surveyed acre basis. Tract #3 will be sold for a total lump sum amount. The tracts will be sold individually and will not be combined. Twenty percent (20%) of the final bid price to be paid on the day of the auction with the balance due at closing which will be on or before September 21, 2010 upon delivery of merchantable abstract and deed. Immediately following the auction the successful buyer(s) shall enter into a written agreement with the seller. Landlord’s possession of Tracts #1 and #2 will be given at the time of closing with final possession to be March 1, 2011. Possession of Tract #3 will be given at the time of closing. The real estate taxes will be prorated to date of closing on the basis of the last available tax statement and all prior taxes.
