From Rutledge, MO, take Blacktop Route M west approximately 2 miles to the curve, then north 1 mile to Jct. M & W, then continue north approximately 31/2 miles. - Soil types include Armstrong, Lamoni & Gara.

- Access is along the entire west side by Hwy. M.
Tract 2 - 15 Acres±
- This tract is nearly 100% wooded and offers, without a doubt, some of the best whitetail deer and wild turkey hunting in Northeast Missouri!!!

- Access is an issue, although in the past it has been by way of a trail from Route M in an easterly direction to the farm. Additional access information will be announced at the auction.
METHOD AND TERMS
Both tracts will sell on a price per acre basis, based on the above indicated acres. Ten (10%) percent of the bid price to be paid on the day of sale with the balance due at closing. Closing will be on or before September 24, 2010. The 2010 real estate taxes will be prorated to the date of closing. Title insurance in the full amount of the purchase price will be provided. Possession will be given at the time of closing, subject only to the current tenant in possession for the 2010 crop year.
