Monday, august 1st 5:00-6:00 P.M.

Location: 10:00 A.M. - The land portion of this estate auction will be held at the Brown County YMCA facility located at the south edge of Mt. Sterling, IL along Hwy 99.
The John Gerald Self farm will be sold in 6 individual tracts. All six tracts are currently being surveyed.

Land located east of Mt. Sterling, IL in Sections 33 & 34 of Cooperstown Township, Brown County, IL. From Mt. Sterling, IL take Highway 24 east approximately 2 miles. Turn right or east on County Blacktop 3 at the Adams Electric Service Facility. Go east approximately 3 miles to County Blacktop 11 (1330E). Turn right or south on County Blacktop 11 and go approximately 3 miles. Turn left or east on County Road 625N. Go east and south to the farm which lies on both the north and south sides of the road. Or from Versailles, IL on Hwy. 99 take County Blacktop 11 (1330E) north approximately 2.5 miles and follow the above directions east to the farm.

- FSA figures should indicate approx. 36 acres tillable.
- Check out this nearly all tillable tract of land.
- Access by County Rd. 625N along the entire north side. Additional access by County Rd. 600N at the southeast corner of this tract.

Tract 2 - 41.01 Surveyed Acres
- FSA figures should indicate approx. 17 acres tillable.
- The balance acres of this tract represent mature timber offering excellent hunting/recreational value.
- Access to this tract is by way of County Rd. 625N along the entire north side.

The home sits on a crawl space and has a relatively newer roof. Electric service is provided by Adams Electric Co-op. The home does have central air conditioning. There is a blacktop and concrete driveway which leads to a detached two car garage and other older outbuildings that have little if any value.
