285.73 Acres - 3 Tracts

LOCATION & GENERAL INFORMATION
Land is located in Sections 35 & 36 of T21-22N-R9W (approximately 41/2 miles south of Havana, IL). From Havana, go southwest on Hwy. 78 approximately 3 miles to County Hwy. 1, then south approximately 11/2 miles. (Be watching for pre-sale directional & tract signs which have been posted.)
Tracts 1 & 2 represent productive irrigated farmland. Tract 3 has tillable land, as well as some hunting/recreational type acreage.
The irrigation systems on Tracts 1 & 2 will be conveyed together with the real estate.

Tract 1 - 39.70 Acres
- FSA figures should indicate 38.8 acres of cropland
- Onarga & Ridgeville soils
- Public access on the north & west sides
- Improved with a Valley 3-tower electric irrigation system

Tract 2 - 147.99 Acres

METHOD AND TERMS
Bidding will be on a per acre basis. All three tracts will be auctioned through the marketing method of "Buyer's Choice", whereas the high bidder can purchase Tract 1, Tract 2, Tract 3 or any combination of Tracts 1, 2 & 3 for their high bid. Any remaining tracts will continue to be auctioned "Buyer's Choice" until all three tracts have been purchased.
Ten percent (10%) of the bid price to be paid on the day of sale, with the balance to be due on or before September 29, 2011. Possession will be given at the time of closing subject to the farm tenancy for the 2011 crop year.
The 2011 real estate taxes will be paid by the seller. Title Insurance in the full amount of the purchase price will be provided.
