General Information: Land is located in Section 5 of Henry Township. From Keosauqua, IA, go 1/2 mi. south on Hwy. 1 to County Road J40, turn left or east on J40 and proceed 11/2 miles to farm. Watch for pre-sale directional signs. Farm represents a nice country acreage with a 11/2 story home and outstanding outbuildings, productive tillable farmland and prime southern Iowa pasture land.

Tract 1 10± Acres (Subject to survey)
This attractive country acreage is improved with a 11/2 story home that features 3 bedrooms, a single bath, main floor laundry, an office area, a 2 car attached garage and central air. This property also offers some well kept buildings to Include a 42' x 45' Morton building that has a concrete floor, office and restroom as well as central air and electricity. METHOD AND TERMS: The Richers farm will be sold in three individual tracts. Tract 1 which includes the home and outbuildings will sell first for a "lump sum/total dollar" amount. Tract 2, which is currently in row crop production, will sell next on a price per acre basis. Tract 3, which is currently in pasture, will sell last and also on a price per acre basis. The above advertised acreages will be used at the auction. Any survey work needed will be performed after the land auction and prior to closing. Acreages obtained in said surveys will be used to calculate final settlements. Any survey work needed will be at the sellers' attorney's discretion and at the sellers' expense.
Ten (10%) of the final bid price to be paid on the day of the sale with the balance due at closing (on or before November 1, 2011). Possession will be given at the time of closing on all three tracts, subject only to the current 2011 farm tenancy for Tract 2. Seller will deliver a merchantable abstract and deed at the time of closing. The 2011 real estate taxes and all prior taxes will be paid by the Seller. Buyer of Tract 1 will be responsible for any perimeter fencing if required. All other fencing will be in accordance with Iowa State Law. Seller will be responsible for installation of a new septic system on Tract 1 prior to closing. Seller will construct a crossing between the north & south tillable acres on Tract 2 prior to closing.
