LOCATION & GENERAL INFORMATION
The McCombs and Merrill Family Farms are located in West Central Illinois between the towns of Rushville, Beardstown and Havana. Tracts 1, 2 and 3 are further described as being located in Sections 18 and 19 of Frederick Township, Schuyler County, Illinois. Tracts 4 - 10 are located along Illinois RT. 100 in Sections 8, 9, 16 and 17 of Hickory Township also in Schuyler County, Illinois. (Pre-sale auction signs will be posted from HWY. 67 and RT. 100.)
The farms will be sold in 10 individual tracts. Tracts 1 & 2 represent highly productive tillable farmland. Tracts 3, 4 & 5 are beautiful wooded/tillable parcels offering outstanding hunting along with income producing tillable acres. Tracts 6 through 9 all lie in the Illinois River bottom and are enrolled in CREP. These tracts offer great waterfowl and other hunting and have attractive guaranteed government payments.

TRACT INFORMATION
Tract 1: 119± Acres
- FSA figures should indicate approx. 118.5 acres tillable.
- Check out this 100% tillable tract which contains productive soils (see soil map).
- Access on the north side by "Lower Beardstown" Blacktop Rd. Additional access along the entire west side by "Fourth PM" road. (2400 E).

METHOD AND TERMS
The McCombs and Merrill Family Farms will be sold in 10 individual tracts. Bidding will be on a price per acre basis on all 10 tracts.
Auction Order and procedure: Tracts 1 and 2 will sell first through the marketing method of "Buyers Choice," where as the high bidder can purchase Tract 1, Tract 2 or both Tracts 1 and 2 (in any order) for their high bid. If the high bidder purchases only one of the two Tracts, the remaining Tract will then be sold.
Tract 3 will be sold next.
Tracts 4 and 5 will then be sold through the marketing method of "Buyers Choice" whereas the high bidder can purchase Tract 4, Tract 5 or both Tracts 4 and 5 (in any order) for their high bid. If the high bidder purchases only one of the two Tracts, the remaining Tract will be sold.
Tracts 6 through 10 will then be sold through the marketing method of "Buyers Choice" whereas the high bidder can purchase Tract 6, Tract 7, Tract 8, Tract 9, or Tract 10, or all of these Tracts (in any order) for their high bid. "Buyers Choice" will continue on Tracts 6 through 10 until they have all been purchased.
Any survey work will be at the discretion of the sellers attorney and at the expense of the seller. Any acreages obtained from surveys will be used to calculated the final settlement price.
10% of the bid price to be paid on the day of sale with the balance due on or before Monday October 3, 2011. Possession will be given at the time of closing subject only to the current 2011 farm tenancy, on tracts 1, 2, 3 and small portion of tract 6. There are no hunting leases associated with any of the tracts.
The 2010/2011 CREP payments on Tracts 6 through 10 will be retained by the seller with all future CREP payments being paid to the new buyer(s).
The 2011 real estate taxes due and payable in 2012 will be paid by the sellers. Title insurance in the full amount of the purchase price will be provided.
