METHOD AND TERMS
All tracts (with the exception of Tract 7) will be sold on a per acre basis. Tract 7 will be sold for the total dollar amount. The acreages in this advertisement are estimated. A survey will be completed prior to the auction. The acreages obtained from said survey will be used to calculate the final price.
SALE ORDER & PROCEDURE
1: Tracts 1-3 will be auctioned through the marketing method of "Buyer's Choice" whereas the high bidder can purchase (in any order) Tract 1, Tract 2 or Tract 3 for their high bid. "Buyer's Choice" auctioning will continue on Tracts 1, 2 & 3 until they have all been purchased.
2: Tracts 4-6 will then be auctioned through the marketing method of "Buyer's Choice" whereas the high bidder can purchase (in any order) Tract 4, Tract 5 or Tract 6 for their high bid. "Buyer's Choice" auctioning will continue on Tracts 4, 5 & 6 until they have all been purchased.
3: Tract 7 will then be sold individually.
4: Tracts 8-11 will then be auctioned through the marketing method of "Buyer's Choice" whereas the high bidder can purchase (in any order) Tract 8, Tract 9, Tract 10 or Tract 11 for their high bid. "Buyer's Choice" auctioning will continue on Tracts 8, 9, 10 & 11 until they have all been purchased.
5: Tracts 12 & 13 will then be auctioned through the marketing method of "Buyer's Choice" whereas the high bidder can purchase (in any order) Tract 12 or Tract 13 for their high bid. If the high bidder does not elect both Tracts 12 & 13 for their high bid, the remaining tract will then be sold.
Ten percent (10%) of the bid price to be paid on the day of sale, with the balance to be due on or before October 6, 2011 at the time of closing. Possession will be given at the time of closing subject to the current farm tenants for the current '11 crop year.
The 2011 real estate taxes will be paid by the sellers with the 2012 and subsequent real estate taxes to be the responsibility of the new buyer(s). Title Insurance in the full amount of the purchase price will be provided.
