The acres advertised on this auction flyer are estimated. A survey will be completed prior to sale day, said survey with constitute the final acreages. Tracts 1 & 2 will be sold on a price per acre basis. These tracts will be sold individually and will not be combined.
Ten percent (10%) of the final bid price to be paid on the day of the auction with the balance due at closing which will be on or before November 1, 2011, upon delivery of merchantable abstract and deed. Immediately following the auction, the successful buyers shall enter into a written agreement with the seller. Possession of Tract #1 and Tract #2 will be given at the time of closing subject to tenant's rights with full possession to be given upon the successful completion of the harvest of the 2011 crops. The 2011 & all prior real estate taxes will be paid by the seller.
