Location and General Information

The Moore Family Farm is located in Northern Schuyler County, IL on the South Side of Hwy. 101 approx. 1/2 mile West of Littleton, Illinois. The farm is further described as being located in the West half of Section 21 of Littleton Township, Schuyler County, Illinois. (Watch for pre-sale auction signs from Hwy. 67 at the Littleton Junction.)
The farm will be sold in two individual tracts. Both tracts are currently being surveyed. Tract 1 contains 79.74 acres. This tract is nearly 100% tillable with FSA figures indicating approx. 78.8 acres tillable. Soils include Ipava, Virden, Clarksdale and Greenbush (95.50%!) Tract 2 has 49.47 acres and lies south of Tract 1. FSA figures indicate approximately 23.61 acres tillable. Access to this tract will be by way of a permanent easement extending from Hwy. 101 along the entire West boundary of Tract 1. Both tracts will be sold individually and not combined.

Method and Terms

The farm will be sold in two individual tracts. Both tracts are currently being surveyed. The final surveyed acres will be used to calculate the final settlement prices for each tract. Both tracts will sell on a price per acre basis. Tract 1, which is the north all tillable parcel, will sell first followed by Tract 2 which is located directly south of Tract 1.
Ten percent (10%) down payment due sale day upon signing of the purchase agreement. The balance due within 30 days (on or before Wednesday, October 26, 2011). Title insurance in the full amount of the purchase price will be provided. The 2011 real estate taxes which are due and payable in 2012 will be paid in full by the seller. Possession will be given at the time of closing subject only to the current 2011 farm tenancy on both tracts. There are no hunting leases associated with either tract.
