The Hendricks Farm is located in West Central Illinois near the towns of Rushville, Browning, and Frederick in Schuyler County. The property is further described as being located in the South Half of Section 30 of Frederick Township. From Rushville, Illinois at the 4-way stop light on Hwy. 24 (NAPA), turn East and go approximately 6 miles (passing through Pleasant View, IL) on County Hwy. 13. Turn left or North onto Peabody No. 1 County Road (880N). Go North approximately 3/4 mile and turn Right or East on Hendricks Ln. (940N). Follow Hendricks Ln. approximately 1/2 mile to the farm. Or from Rt. 100 in Frederick, IL, go Northwest towards Rushville on County Hwy. 13 and follow the above described directions.
The farm will be sold in two individual tracts. Both tracts represent some of the best whitetail deer and wild turkey hunting in the Midwest! This property not only has large mature timber, but also a high percentage of income producing tillable acres. FSA figures indicate approximately 79 acres tillable including both tracts. Method & Terms
The farm will be sold in 2 individual tracts on a price per acre basis, based on the above-advertised acres, exact acres not guaranteed. Both tracts will be auctioned through the marketing method of "Buyers Choice," whereas the high bidder can purchase (in any order) either or both tracts for their high bid. If the high bidder does not elect to purchase both tracts, the remaining tract will then be auctioned.
Ten percent (10%) down payment due sale day upon signing of the purchase agreement. The balance due within 30 days (on or before Monday, November 7, 2011). Title insurance in the full amount of the purchase price will be provided. The 2011 real estate taxes, which are due and payable in 2012 will be paid by the seller. Possession will be given at the time of closing subject only to the current 2011 farm tenancy. There are no hunting leases associated with either tract.
