Farm Location
The farm is located in Sections 26 & 34 of T61N-R11W, Bee Ridge Township, Knox County, Missouri. From Edina, MO, take Hwy. 15 south approximately 6 miles to Hwy. TT, then left or east 5 miles. (Watch for pre-sale directional signs off Hwy. 15.)

Both tracts have been in the Bishop Family for over 100 years!
Tract 1 - 80 Acres

Method and Terms
Tracts 1 & 2 will be sold on a price per acres basis, based on the above indicated acres. Ten percent (10%) of the bid price to be paid on the day of sale with the balance due at closing, which will be on or before November 22, 2011. Possession will be given at the time of closing; however, hunting privileges for the 2011 deer firearm season will extend to the successful bidders.
The 2011 real estate taxes will be paid by the seller. The farm sells subject to public road easements and any other easements of public record. Title will be transferred by general Warranty Deed and an Owner's Policy of Title Insurance for the full purchase price will be provided to the successful bidders. The cost of the Title Insurance will be divided equally between the Seller and the Buyer.
Immediately following the auction, the successful buyer(s) shall enter into a written agreement with the seller. Said agreement containing the sale terms may be examined prior to the auction.
