METHOD & TERMS
All four tracts will be sold on a price per acre basis and will be offered through the marketing method of "Buyer's Choice", whereas the successful buyer can elect any tract or tracts they want for their high bid in any order. In the event the high bidder does not elect all tracts, the remaining tracts will be offered until all tracts have been sold.
Ten percent (10%) of the bid price to be paid on the day of sale, with the balance due at the time of closing. Closing will be on or before December 5, 2011.
Possession will be given at the time of closing subject to a farm lease for the 2011 crop year only. The farm will sell free and clear for 2012.
The 2011 real estate taxes will be paid by the seller. Title Insurance in the full amount of the purchase price will be provided.
