LOCATION AND GENERAL INFORMATION

Land is located in Sections 10, 11 & 15, T62N-R9W, Reddish Township, Lewis County, MO. Land consists of productive tillable farmland, as well as superb whitetail deer and wild turkey hunting. Land is generally located approximately 4 miles northeast of LaBelle, MO. From LaBelle, MO, go north on Hwy. K approximately 6 miles to Hwy. Y, then southeast approximately 2-1/2 miles to Basswood Street (County Road 340), then southwest approximately 1/2 mile to farm. (Be watching for pre-sale directional signs.)

METHOD AND TERMS

Bidding will be on a price per acre basis on both tracts. The acreages in this advertisement are estimated. A survey of both tracts will be completed prior to the sale. The acreages obtained from the survey will be used to calculate the final sale price.

Both tracts will be sold through the marketing method of "Buyer's Choice" whereas the high bidder can purchase Tract 1, Tract 2 or both Tracts 1 & 2 for their high bid. If the high bidder elects only one of the two tracts, the remaining tract will then be sold.

Ten percent (10%) of the bid price to be paid on the day of sale, with the balance to be due on or before November 29, 2011. Possession will be given at the time of closing subject only to the current tenant for the '11 crop year. Title Insurance in the full amount of the purchase price will be provided. The 2011 real estate taxes will be paid by the seller.
