Tracts 1 - 9 are located approximately 1 mile north of Cincinnati, Iowa in Sections 26, 27, 34 & 35, T67-68N-R18W, Pleasant Township, Appanoose County, IA. (Cincinnati, IA is located approximately 9 miles south of Centerville, IA on Hwy. 5.)
Tracts 10 - 21 are located approximately 11⁄2 miles northeast of Corydon, IA in Sections 3, 4, 5, 7, 8 & 9, T69N-R21W, Corydon Township, Wayne County, IA. (Corydon, IA is located approximately 23 miles west of Centerville, IA on Hwy. 2.)
This farm has been carefully managed over many years for producing record whitetail bucks! Tracts offer (as you can imagine!) premier whitetail deer & wild turkey hunting, as well as several tillable tracts. There is also a beautiful "World Class" hunting lodge which will be sold last as Tract #21.

Tracts 1 - 9 - Appanoose County, Iowa

Method and Terms: All tract acres are estimated and are subject to final survey which will be completed prior to sale day.
Tracts 1 - 20 will be sold on a price per acre basis. Tract 21 will be sold for a total dollar amount.
The Appanoose County farm, Tracts 1 - 9, will be offered first through the marketing method of "Buyer's Choice," whereas the high bidder can purchase (in any order) any or all of Tracts 1 - 9 for their high bid. "Buyer's Choice" auctioning will continue until all of these Appanoose County tracts have been sold.
The Wayne County farm, Tracts 10 - 21 will sell next. Tracts 10 - 20 will be offered through the marketing method of "Buyer's Choice," whereas the high bidder can purchase (in any order) any or all of Tracts 10 - 20 for their high bid. "Buyer's Choice" auctioning will continue until Tracts 10 - 20 have been sold. Tract 21 will sell last for a total "lump sum" dollar amount.
Ten percent (10%) of the bid price to be paid on the day of sale with the balance due at closing, which will be on or before December 8, 2011. Possession will be given at closing upon delivery of a merchantable abstract and deed. All hunting rights will be conveyed at the time of closing! The real estate taxes will be prorated. Immediately following the auction, the successful buyer(s) shall enter into a written agreement with the seller. Said agreement, containing the terms and conditions of sale, may be inspected prior to the auction at the office of Thomas L.
