LOCATION AND GENERAL INFORMATION
The Wittler farm is ideally located at the Northwest edge of Camp Point, Illinois in the South Half of Section 22 of Camp Point Township, Adams County, Illinois. From Hwy. 24 turn North on Main Street and cross the railroad tracks. At the North edge of town turn West on Hickman Road and travel a short distance to the farm which lies on the North side of the blacktop.
The farm will be sold in three individual tracts. Tracts 1 and 2 will sell on a price per acre basis, through the marketing method of "Buyers Choice." Tract 3, which is the home, will sell last for a total dollar amount, or "lump sum."

METHOD AND TERMS
The Wittler farm will be sold in three individual tracts. Tracts 1 and 2 will sell on a price per acre basis, based on the results of a professional land survey which is currently being performed. Tract 3, which is also being surveyed, will sell for a total dollar amount, or "lump sum." Tracts 1 and 2 will sell first through the marketing method of "Buyers Choice", whereas the high bidder can elect Tract 1, or Tract 2, or both Tracts for their high bid. If the high bidder does not choose to take both tracts, the remaining Tract will then be sold. After Tracts 1 and 2 have both been sold we will then sell Tract 3.
Ten percent (10%) of the bid price to be paid on the day of sale, with the balance to be due on or before Friday, December 2, 2011 at the time of closing. Possession will be given at the time of closing subject only to the current 2011 farm tenancy.
The 2011 real estate taxes which are due and payable in 2012, will be paid by the seller, with all subsequent real estate taxes, to be the responsibility of the new buyer(s). Title Insurance in the full amount of the purchase price will be provided.
