LOCATION & GENERAL INFORMATION

Land is located in Sections 15, 17 & 22 of Houston Township, Adams County, IL, approximately 5 miles northwest of Golden, IL.
Golden, IL is located approximately 30 miles east of Quincy, IL or 80 miles west of Springfield, IL.
Tracts 1, 2 & 3 represent highly productive Adams County, IL farmland with Ipava, Virden and Osco soils. Tract 4 is a small tract that is entirely wooded.

TRACT INFORMATION
TRACT 1 - 58 ACRES (Subject to Final Survey)
- FSA figures should indicate 57.23 acres tillable (NHEL)
- Access on the north by 2700N and on the west by 2200E
- Virden and Timewell soils
- Pattern tiled January of 1999

METHOD AND TERMS
All 4 tracts will sell on a price per acre basis. The acreages in this advertisement on Tracts 1 & 2 are estimated. A survey of Tracts 1 & 2 will be completed prior to the sale with the surveyed acres constituting the final settlement price. Tracts 3 & 4 will sell based on the above indicated acres without adjustment.
Tracts 1 & 2 will be sold "Buyer's Choice" with the high bidder having the opportunity to take Tract 1, Tract 2 or both Tracts 1 & 2 for their high bid. If the high bidder takes only one tract for their high bid, the remaining tract will then be sold.
Ten percent 10% of the bid price to be paid on the day of sale, with the balance to be due on or before December 7, 2009. Possession will be given at the time of closing subject to the rights of the current farm tenants for the 2009 crop year only. The 2009 real estate taxes will be paid by the seller with the 2010 and subsequent real estate taxes to be the responsibility of the new buyer(s). Title insurance in the full amount of the purchase price will be provided.
