METHOD AND TERMS OF SALE

This tract will be sold on a price per acre basis based on the above indicated acres. 20% of the purchase price to be paid on the day of the auction with the balance due at closing which will be on or before December 11, 2009 upon delivery of merchantable abstract and deed. Possession will be given at closing. Immediately following the auction the successful buyer shall enter into a written agreement with the sellers. The real estate taxes will be prorated to date of closing on the basis of the last available tax statement. Seller shall pay any unpaid real estate taxes payable in prior years.
