LOCATION AND GENERAL INFORMATION
Land is located in Sections 5 & 6 of T70N-R14W, Soap Creek Township, Davis County, IA. This is an outstanding cattle (or horse) farm with several divided paddocks, numerous automatic cattle waterers, grass alley ways, newer machine shed and newer open front cattle barn with runways and automatic waterers. There are also several ideal building sites and a very nice pond. This farm has recently had newer fences, water structures and seeding through the EQUIP Program and the only project left to complete is a cement retaining basin near the open front cattle barn. METHOD AND TERMS
The farm will be sold on a price per acre basis, based on the above indicated acres. Twenty percent (20%) of the bid price to be paid on the day of sale with the balance due at closing, which will be on or before December 11, 2009. Possession will be given at closing upon delivery of a merchantable abstract and deed.
Immediately following the auction, the successful buyer(s) shall enter into a written agreement with the seller. Said agreement, containing the terms and conditions of sale, may be inspected prior to the auction at the office of Rick Lynch.
