LOCATION AND GENERAL INFORMATION
Land is located approximately 6 miles north of Canton, MO in Section 33 of T63N-R6W. From Canton, MO take Hwy. 81 North approximately 7 miles to 130th Street then east approximately 1.6 miles to 300th Avenue then north approximately 1/2 mile or approximately 5 miles north of Canton, MO on Hwy. 61 to 130th Street then west approximately 2.2 miles to 300th Avenue then north 1/2 mile (Be watching for presale directional signs off Hwy. 81 & Hwy. 61).
Land consists of productive tillable farmland with FSA figures indicating 73.4 acres tillable. The predominant soil types include productive Putnam and Kilwinning.
METHOD AND TERMS
Bidding will be on a price per acre basis based on 80 acres±. Ten percent (10%) of the bid price to be paid on the day of sale with the balance due at closing. Closing will be within approximately 30 days of the day of sale or on or before December 14, 2009. Title insurance in the full amount of the purchase price will be provided. Possession will be given at the time of closing subject to the rights of the current farm tenant for the 2009 crop year only. The 2009 real estate taxes will be paid by the seller.
