Location: Sale to be held at the Get Together Room, 107 E. Jefferson (north side of the square), Bloomfield, IA

LOCATION AND GENERAL INFORMATION
Land is located approximately 1 1/4 miles west of West Grove, IA on Hwy. 2. (West Grove is located approximately 7 miles west of Bloomfield, IA on Hwy. 2). The land lies south of Hwy. 2. Both tracts offer productive tillable land as well as improved pasture land and several nice building sites.

TRACT INFORMATION

TRACT 1 - 125 ACRES (Subject to Final Survey)
- FSA figures indicate 62.13 acres of tillable farmland. The balance is in pasture, draws, (2) ponds, (with a frost free cattle drinks) and cattle lots.
- Improvements include an older home in need of repair, several older outbuildings and cattle sheds. There are also several hydrants and automatic cattle drinks throughout this tract.
- Primary soil types include Seymour, Olmitz-Vesser-Zook complex, Shelby, Clarinda, Lamoni, Gara, Adair and a few other small portions of other types.
- This farm has a CSR rating of 36.3.
- Access is along the entire north side by Highway 2.
- Rathbun Rural Water is available.

TRACT 2 - 95 ACRES (Subject to Final Survey)
- FSA figures indicate 88.63 acres of tillable farmland. This farm is nearly all tillable.
- Soil types include Seymour, Edina, Clarinda, Shelby, Adair & Lamoni.
- This farm has a CSR rating of 46.
- Access is along the southeast portion by Driftwood Avenue. From West Grove, IA take Hwy. 2 1/2 mile to Driftwood Road, then south 1/2 mile and west 1/2 mile.
- There are no building improvements.

METHOD AND TERMS OF SALE
Tracts 1 & 2 will be sold by the marketing method of “Buyer’s Choice” on a price per acre basis, based on the final surveyed acres. Ten percent (10%) of the bid price to be paid on the day of sale with the balance due at closing, which will be on or before December 14, 2009. Possession will be given at closing upon delivery of a merchantable abstract and deed.
Immediately following the auction, the successful buyer(s) shall enter into a written agreement with the seller. Said agreement, containing the terms and conditions of sale, may be inspected prior to the auction.
