METHOD AND TERMS OF SALE
These tracts will be sold on a price per acre basis, based on the indicated acres and offered through the marketing method of "Buyer's Choice" whereas the successful buyer can elect them in any order. Once all tracts have been elected (whether it takes one go around of auctioning or three), the auction will then be over. They will not be offered at the end in their entirety. Twenty percent (20%) of the final bid price to be paid on the day of the auction with the balance due at closing which will be on or before January 17, 2012 upon delivery of merchantable abstract and deed. Immediately following the auction the successful buyer(s) shall enter into a written agreement with the sellers. Possession on all tracts will be given at closing. The real estate taxes will be prorated to date of closing on the basis of the last available tax statement and all prior taxes.
