LOCATION AND GENERAL INFORMATION
Both tracts are located in the Southeast corner of Section 36 of Chili Township, Hancock County, Illinois. From Bowen, IL take Hwy. 61 East 2 miles to Road 2500E then 21/2 miles south. The exact acres of both tracts will be determined by a survey which will be completed prior to the auction. Both tracts were pattern tiled in 2004. There are no building improvements on either tract.

Tract 1
- The north 100 acres (subject to survey) of the SE1/4 of Section 36, T3N-R6W, Hancock County, IL
- High producing all tillable, level tract of land
- Ipava, Cowden and Virden silt loam soil types
- This tract is completely tiled
- County Road 2500E runs along the east side

Tract 2
- The south 60 acres (subject to survey) of the SE1/4 - of Section 36, T3N-R6W, Hancock County, IL
- Approximately 50 acres tillable with the balance being waterways
- This tract is from level on the east end to rolling throughout the rest
- Soils include Virden, Ipava, Tama and Keller
- This tract is completely tiled
- County Road 2500E borders the east and 00N on the south side

METHOD AND TERMS
Both tracts will be sold on a price per acre basis and will be based on the final surveyed acres. Ten percent of the bid price to be paid on day of sale with the balance due on or before December 16, 2009. Title insurance will be provided by the Sellers. The 2009 real estate taxes will be paid by the Sellers. Possession will be given at time of closing subject only to the rights of the current farm tenant whose lease expires March 1, 2010. Immediately following the sale of both tracts the buyer(s) shall enter into a written contract with the Sellers.
