LOCATION AND GENERAL INFORMATION
This 83 acre tract of land is located approximately 7 miles southwest of Macomb, IL or 1 mile south of Tennessee, IL in the West 1/2 of the Northwest 1/4 of Section 27, T5N-R4W, McDonough County, IL.
The farm contains 41 acres of tillable land with 15 acres presently in CRP. The balance of the farm is pasture and wooded area which contains an additional 12.81 acres of CRP. The tillable portion of the farm contains Clarksdale, Keomah and Rozetta soils. The building improvements which are located in the southeast corner of the farm include a 11/2 story, 3 bedroom home. This house is heated by 2 LP gas room furnaces and is needing some remodeling. Other improvements include a barn, garage and few other older buildings. There is a drilled well (only 8 years old) as well as West Prairie Water Coop available a short distance away. METHOD AND TERMS
The farm will be sold on a price per acre basis, based on 83 acres. Ten percent of the bid price to be paid on day of sale with the balance due on or before December 17, 2009. The Seller will provide Title Insurance in the full amount of the purchase price. The 2009 real estate taxes to be paid by the Seller as a credit at closing. Possession will be given at time of closing subject only to the rights of the farm tenant for the remaining portion of the 2009 farm lease. The farm sells free of farm tenancy for the 2010 crop year. The successful buyer will enter into a written contract with the Seller.
