LOCATION AND GENERAL INFORMATION
Tract 1 is located 1/4 mile west of Colusa, IL in the Northwest Quarter of Section 35 of Dallas City Township, Hancock County, IL. Tracts 2, 3 & 4 are located 3 miles east of Nauvoo, IL in the Northeast Quarter of Section 4 of Sonora Township, Hancock County, IL.
All four tracts will be sold on a price per acre basis with Tracts 2, 3 & 4 to be surveyed prior to the auction and the surveyed results constituting the acreages to be sold. There are no building improvements on any of the tracts.

TRACT 1 - 64 Acres

- Located 3 miles east and 1/4 mile south of Nauvoo, IL
- 54 acres tillable with the balance being wooded waterway
- Clarksdale with some Virden, Tama and Ipava soils

TRACT 4 - 20 Acres (subject to survey)
- Located 3 miles east of Nauvoo, IL
- 9.5 acres tillable with the balance being wooded area
- US Hwy. 96 borders the entire north side and Connable Road borders the east side

METHOD AND TERMS
All four tracts will be sold on a price per acre basis. Ten percent of the bid price to be paid on day of sale with the balance due on or before December 18, 2009. The Seller will provide Title Insurance in the full amount of the purchase price. The 2009 real estate taxes to be paid by the Seller. Possession will be given at time of closing subject only to the rights of the current farm tenant for the remaining portion of the 2009 farm lease. The farm sells free of farm tenancy for the 2010 crop year. The successful buyer shall enter into a written contract with the Seller.
