LOCATION AND GENERAL INFORMATION
Land is located in Sections 15 & 16 of Columbus Township, Adams County, IL. From Quincy, IL, go east on Hwy. 104 approximately 9 miles to County Blacktop #48 (N1200th Ave. - Kellerville Blacktop), continue east on the Kellerville Blacktop approximately 51/2 miles to County Blacktop #11 (E2253rd Lane), then north approximately 31/2 miles. Or from Camp Point, IL, go south on County Blacktop #11 (E2300th Street) approximately 41/2 miles. (Watch for presale directional signs, as well as individual tracts signs.)

METHOD AND TERMS
All 3 tracts will be offered "Buyer's Choice" with the high bidder having the opportunity to take Tract 1, Tract 2, Tract 3 or any combination of Tracts for their high bid. The 3 tracts will continue to be offered "Buyer's Choice" until all 3 tracts have been purchased. The high bidder does not necessarily have to purchase tracts in numerical order, they are numbered for identification purposes only.
Immediately following the auction, the successful buyer(s) shall enter into a written agreement with the seller and pay a ten percent (10%) down payment. The balance of the purchase price will be due at the time of closing which will take place within 30 days (on or before December 21, 2009).
Possession will be given at closing subject to the rights of the current farm tenant for 2009 only. Full hunting rights will be conveyed at closing. Title Insurance in the full amount of the purchase price will be provided. The 2009 real estate taxes will be paid by the seller.
