General Information

Method & Terms
The farm will be sold in 4 individual tracts. All tracts will sell on a price per acre basis, based on the results of a professional land survey that is currently being performed. All 4 tracts will be offered through the marketing method of "Buyer's Choice", under which the high bidder can purchase any of the 4 tracts for their high bid (in any order). "Buyer's Choice" auctioning will continue until all 4 tracts have been purchased. Bidders will NOT be able to place bids on the entire property based on the cumulative sum the individual tracts achieve. Ten percent (10%) of the bid price to be paid on the day of sale. The balance of the purchase price will be due at the time of closing. Closing will be on or before Friday, December 20, 2013. Possession will be granted at the time of closing, subject only to the current 2013 farm tenancy. There are no hunting leases associated with any of the parcels. Title insurance in the full amount of the purchase price will be provided by the seller. The 2013 Real Estate taxes, that are due and payable in 2014, will be paid by the seller, as the seller will retain the entire 2013 crop income.
