LOCATION AND GENERAL INFORMATION
The farms are located in the North West part of Schuyler County, Illinois. Tracts 1 & 2 are located in the South half of Section 25 and the North half of Section 36 of Birmingham Township. Tracts 3 & 4 are located in the North half of the Southwest quarter of Section 29 in Brooklyn Township. Both farms are further described as being located South and West of the small town of Brooklyn, Illinois or approximately 3 1/2 miles North of Camden, Illinois.
The farms will be sold in four individual tracts. All tracts are currently being surveyed. All four tracts will sell on a price per acre basis based on the results of the survey. Tracts 1 & 2 will sell first, through the marketing method of "Buyers Choice", whereas the high bidder can elect either or both Tracts for their high bid. Should the high bidder not take both Tracts the remaining Tract will be sold. We will then sell Tracts 3 & 4 also through the method of "Buyers Choice".

METHOD AND TERMS
The farm's will be sold in four individual tracts. All four tracts will sell on a price per acre basis, based on the results of a professional land survey which is currently being performed. Tracts 1 and 2 will sell first through the marketing method of "Buyers Choice", whereas the high bidder can elect to purchase either or both tracts for their high bid. If the high bidder does not take both tracts, the remaining tract will then be sold. After both Tracts 1 & 2 have been sold we will then sell "Buyers Choice" on Tracts 3 & 4.
Ten percent (10%) of the bid price to be paid on the day of sale, with the balance due within 60 days or before Friday, January 20, 2012. Full possession will be given at the time of closing subject only to the current 2011 farm tenancy. The farm sells free and clear of any farm tenancy for the 2012 crop year.
The 2011 real estate taxes which are due and payable in 2012, will be paid by the seller by way of a credit at closing, with all subsequent real estate taxes, to be the responsibility of the new buyer(s). Title Insurance in the full amount of the purchase price will be provided.
