LOCATION AND GENERAL INFORMATION
Land is located approximately 7 miles east of Williamstown, MO in Section 21 of T63N-R7W. From Monticello, MO take Hwy. A North to Williamstown then east on Hwy. E approximately 7 miles to 250th Avenue then north approximately 1 mile. Or from Canton, MO go west on Hwy. 16 approximately 3 miles to Hwy. F then northwest on Hwy. F approximately 7 miles to Route E then northwest on Route E approximately 31/2 miles to 250th Avenue then north 1 mile.
Land consists of productive tillable farmland with FSA figures indicating 94.3 acres tillable. The predominant soil types include productive Armstrong, Gorin, Keswick, Gifford and Arbela. The farm also has some hunting/recreational acreage and a nice pond.
METHOD AND TERMS
Bidding will be on a price per acre basis based on 119 acres±. Ten percent (10%) of the bid price to be paid on the day of sale with the balance due at closing, which will take place on January 5, 2010. Title insurance in the full amount of the purchase price will be provided. Possession will be given at the time of closing. The 2009 real estate taxes will be paid by the seller.
