(Be watching for auction signs off of Hwy. 136). Land will be sold in 1 tract and represents productive, level, tillable cropland with FSA figures indicating 111.1 acres tillable!

METHOD & TERMS
Bidding will be on a price per acre basis, based on 114 acres. Ten percent (10%) of the bid price to be paid on the day of sale, with the balance due at the time of closing which will take place on or before December 28, 2011.
Possession will be given at the time of closing subject to a farm tenancy for the 2011 crop year.
The 2011 real estate taxes will be paid by the seller. Title Insurance in the full amount of the purchase price will be provided by the Seller.
Immediately following the auction, the successful Buyer shall enter into a written contract with the Seller. Said contract maybe inspected prior to the auction by contacting the Seller's Attorney.
